While some window issues can be corrected, others indicate that it could be time for new ones.

The life of a home’s windows depend on many factors, including the quality of the windows, the materials they’re made of, how they were installed and exposure to the elements. Some windows could last for 20 years, others for 50 years or more. However, eventually all windows will need to be replaced. If your windows exhibit any of the seven signs below it might be time to consider buying new ones.

Air leaks and drafts

During Michigan winters, it’s fairly easy to tell when a window is drafty by moving your hand slowly around the closed window. If you feel cold air, ensure that the window is latched. If that’s not the problem, check the seals. Many air leaks can be corrected with new window seals or caulk. In some cases, insulation may need to be added around the frame. If these fixes don’t eliminate the drafts, it’s time to consider replacements.

Increasing energy use

Monitoring your home’s energy use over time offers clues to how well your windows are—or are not—functioning. Damaged or decaying windows force your HVAC to work harder to heat and cool your home. If you see energy use steadily rising with no other explanation, your windows may be the culprit.

Excessive noise

While the primary purpose of windows is to regulate light and air, they also play a key role in blocking noise from the outdoors. If traffic or outside conversations have become bothersome, new windows could help.

If excessive outside noise is one of the reasons you’re replacing windows, make sure the replacements have good insulation and that an experienced professional installs them. Gaps from incorrect measurements and poor installation can allow unwanted noise even with new windows.

Broken or damaged seals

Moisture and fogging between double panes of glass are evidence that the seal is damaged. The buildup of moisture not only spoils your view, but it can lead to decay and the growth of mold. Additionally, the lack of a good seal means the window isn’t performing efficiency.

Decayed frames

As windows protect you and your home from the elements, they can take a beating! Decay can arise from water that doesn’t properly flow away. Deterioration can also take place with dry rot, which is caused by fungus. Peeling paint and soft wood are two signs of window frame damage.

Broken panes

Oftentimes broken windowpanes can be repaired. However, before investing in a repair, consider the the overall condition and age of the window. It may make more sense to simply replace an older window in poor condition than to repair it.

Inoperable windows

A window that doesn’t open and close properly signals something is amiss. A jam could be the result of something as simple as debris blocking the tracks or the need to tighten a screw. It could also indicate a more significant issue such as damage to the hardware or frame. If repair doesn’t restore operation, a replacement is likely needed.

Financing new windows

Whole-home window replacement is a significant investment, but the benefits include a more comfortable environment, lower energy costs, and increased curb appeal. For many homeowners, a home equity loan or line of credit (HELOC) is an ideal financing option.
