Before you begin planting trees this spring, make sure to choose those that will enhance your home’s value.

Did you know that mature trees can increase property values by up to 15%? Homebuyers love trees for their beauty and cooling shade. However, not every species is desirable. Here’s how to select a tree that will add value to your home.

Avoid trees with invasive roots

Some trees have sprawling root systems that can wreak havoc by damaging housing foundations; water, irrigation and sewer lines; sidewalks; and even swimming pools. Species such as silver maple, poplar, willow and mulberry should be planted far away from your home and any in-ground elements that their roots could damage.

Consider the tree’s height and width at maturity

A common homeowner mistake is to overlook how big tree will ultimately become. The eventual result is branches that overhang the house, blocked light and airflow, poor aesthetics and a lower home value.

Before you buy, carefully research trees or consult with a professional landscape designer to select ones that will fit your space and add value to your home.

Avoid messy trees

There are many types of trees that are beautiful during one season and very messy during others. Fruits, berries, seedpods and pollen can all be a nuisance — and take precious time to clean up. Also beware of trees that are brittle and prone to storm and wind damage, leaving branches on the lawn that require clean up.

Every homesite is different and what grows well in your neighbor’s yard might not work in yours. Consider soil type, hours of daylight, where light is direct or filtered by nearby trees, wind exposure and how wet or dry the soil is. Select a tree that is best suited for your yard’s particular conditions.
