Three ways to dramatically enhance the curb appeal of a brick home—and how long each method will last.

Brick lends a classic look to homes but sometimes it can look tired. Paint, stain and limewash are three popular options for giving a brick exterior greater curb appeal. Here’s what to expect from each.

Paint makes a visual statement but comes with drawbacks

Paint offers the most dramatic aesthetic change for brick. Brick of any hue can be changed to any color you wish. For many homes, it’s the visual boost that creates a cohesive look where there have been repairs or additions where the brick isn’t an exact match. However, within 10 to 15 years, painted brick needs repainting—a major (and costly) job that will require sanding and scraping to remove loose or peeling paint. Also, once painted, brick can never be returned to its original state even if the paint is removed with sandblasting or paint removers.

If you choose to paint a brick exterior, do your homework before you grab a brush. Brick’s porous quality means that it expands and contracts when there’s a change in temperature and humidity. An improper painting process can lead to moisture that gets trapped and can lead to peeling paint and structural damage. Before painting, repair any damage, clean the surface and apply a primer made for masonry surfaces. When you get to the painting step, plan on applying multiple coats to get the look you want.

Stain changes color without the drawbacks of paint

An alternative to paint that avoids trapping moisture while providing a distinct color change is brick stain. The color palette of stains is more limited than with paint, but you can still achieve a stunning visual transformation. Plus, stain retains the original texture of brick.

Brick stains are long-lasting; many look great even after 20 or 30 years. When it’s time for a new application, stained brick can be stained in a different color. And, like paint, once stain is applied the brick cannot be returned to its original appearance.

DIYers should be aware that it takes skill to ensure stain application is even across all bricks for a uniform result.

Staining brick typically costs less than painting.

Limewash for an economical update

Another way to visually refresh a brick home is with limewashing. Like stain, it allows brick to breathe after application. Many homeowners like limewashed brick for its weathered, aged look. Indeed, this method results in a more subtle color change than paint or stain because limewashing allows the original color to show through. It also maintains brick’s texture.

Expect limewashing to last 5 to 7 years before needing a fresh application.

Of the three methods for changing the color of brick, limewashing is the most economical and costs about half as much as paint.

As with painting, when staining or limewashing always repair damage before you start and don’t skip the prep steps called for by the product’s manufacturer.

Financing a brick exterior refresh
